1. Who we are

This website (the "Site") is operated by Wyoming Pirate LLC, a Wyoming limited liability company ("Wyoming Pirate," "we," "us," or "our"). Wyoming Pirate LLC is a real estate investment and management company.

2. Scope of this policy

The Site is an informational website about our real estate investment and management business. Its only interactive feature is a contact form that lets you get in touch with us. This policy explains what information we collect through the Site, why we collect it, who we share it with, and the choices you have.

This policy does not apply to information collected offline, to any third party you deal with directly, or to any third-party website you reach through a link on the Site.

3. Information we collect

Information you give us. When you contact us through the form, we collect the information you enter. Depending on the fields shown, that may include:

Any comments or questions you choose to write

Information collected automatically. Like most websites, our hosting and analytics providers automatically log technical information when you visit, including your IP address, browser type, device type, operating system, referring page, pages viewed, and the date and time of your visit. This is used to keep the Site running, secure it against abuse, and understand overall traffic patterns.

Cookies and similar technology. The Site uses cookies that are strictly necessary for it to function, and may use analytics cookies to count visits and see which pages are viewed. We do not use cookies for cross-site advertising or ad retargeting. See Section 9.

4. Information we ask you not to send

Please do not submit sensitive personal information through the Site. We do not need, ask for, or want:

Social Security numbers, driver's license or other government ID numbers

Bank account, credit card, or other financial account numbers

Credit scores, income figures, or financial statements

Health information

Information about your race, color, religion, national origin, sex, familial status, disability, or any other characteristic protected under the Fair Housing Act or Wyoming law

If you send us sensitive information anyway, we will delete it when we identify it.

We do not use your information to make any automated decision that produces a legal or similarly significant effect about you.

6. How we share your information

We share personal information only as follows:

Service providers. Companies that host the Site, deliver our email, and provide analytics, acting on our instructions and only to perform those services for us.

With your consent. If you ask us to share your information with a third party, we will tell you before we do, and you can decline. Once shared, that company handles your information under its own privacy policy.

Professional advisors. Our attorneys, accountants, and insurers when reasonably necessary.

Legal and safety. When required by law, subpoena, or court order, or to protect our rights, property, or the safety of others.

Business transfer. If the company or its assets are sold or reorganized, information collected under this policy may transfer to the successor, which will remain bound by this policy for information collected under it.

We do not sell your personal information. We do not share it for cross-context behavioral advertising, and we do not rent or trade our contact lists.

7. Email communications

By submitting the form, you agree that we may contact you at the email address and phone number you provide about your inquiry and about Wyoming Pirate LLC.

Every marketing email includes an unsubscribe link. You can also reply to any message asking to be removed.

We may still send you a transactional reply to a question you asked, even after you opt out of marketing.

8. How long we keep your information

We keep contact form submissions for as long as needed to respond to your inquiry and for our records, or until you ask us to delete your information. Web server and analytics logs are kept for a shorter period, typically 12 months. We may keep records longer where needed to comply with law, resolve a dispute, or enforce an agreement.

9. Cookies, analytics, and tracking choices

You can set your browser to refuse cookies or alert you when one is set. Parts of the Site may not work correctly if you block strictly necessary cookies.

We honor the Global Privacy Control (GPC) browser signal as a valid opt-out request where applicable law requires it. Because browsers do not treat "Do Not Track" signals consistently, we do not respond to DNT headers separately.

10. Your choices and rights

Regardless of where you live, you may ask us to:

Confirm whether we hold personal information about you, and get a copy of it

Correct information that is inaccurate

Delete your information and remove you from our contact list

Stop sending you marketing emails

To make a request, email matt@wypirate.com or write to us at the address in Section 1. We will respond within 45 days. We may need to verify your identity by asking you to confirm details you previously gave us - we will not ask for a government ID or other sensitive documents.

Residents of states with comprehensive privacy laws. If you live in a state such as Colorado, California, Virginia, Connecticut, Utah, Texas, Oregon, or Montana, you may have additional rights, including the right to obtain your information in a portable format, to opt out of sale or targeted advertising (which we do not engage in), and to appeal a denial of a request. To appeal, reply to our decision with the word "Appeal" and we will review it and respond in writing. Colorado residents may also contact the Colorado Attorney General. We do not discriminate against you for exercising any of these rights.

11. Security

We use commercially reasonable safeguards, including encryption in transit (HTTPS) and access limited to people who need it, to protect the information we hold. No website or method of transmission is completely secure, and we cannot guarantee absolute security.

12. Children

The Site is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has given us information, contact us and we will delete it.

13. Users outside the United States

The Site is intended for residents of the United States, and our business is located in Wyoming. If you access the Site from outside the U.S., your information will be processed in the United States, where privacy laws may differ from those in your country.

14. Third-party links

The Site may link to other websites, including those of our service providers and business partners. We are not responsible for their content or their privacy practices. Review their policies before providing information to them.

15. Changes to this policy

We may update this policy as our business and the Site evolve. We will change the "Last updated" date above, and for material changes affecting how we use information you already gave us, we will notify you by email before the change takes effect.
